What is Asphalt Sealcoating?

Answer: Asphalt sealcoating is the application of a liquid sealing coat to a paved surface to prolong integrity. We use certified professional-grade Seal-Master PMM sealcoating treatment. PMM or Polymer Modified Master-seal (PMM) is a high-performance mineral reinforced asphalt emulsion sealcoat blended with polymers and special surfactants for superior adhesion, flexibility, and durability. PMM is job-mixed with specifically graded aggregate and applied at a rate of 48-55% solids (unlike conventional sealers that are applied at 40% solids).

Why is asphalt sealcoating soooo expensive?

Is sealcoating just black paint mixture?

Answer: No. Use of black paint is a scam and offers no value to your asphalt property or maintenance.

Can I Sealcoat my asphalt driveway?

Answer: Yes. If you have the proper equipment, techniques, and sealcoating materials, you can sealcoat your driveway. However, it is recommended to use a professional, skilled system and provider to ensure correct pressure, quality overlay, and the longevity of the process.

How long will the sealcoat treatment protect my asphalt?

Why bother to sealcoat my

driveway or parking lot?

Answer: Asphalt is intended to last many years. Whether your property is residential, commercial or government, wear and tear breaks down the asphalt and regular maintenance is needed to keep your asphalt property in good condition. Conditions such as weather (Rain, Heat, Snow), traffic, and chemicals (Salt Treatments) damage your asphalt. Replacing your asphalt is very expensive. Comparatively, maintaining it via sealcoat maintenance have minimum costs, upfront and over time. 

 

Consistent maintenance including asphalt sealcoating, crack filling, oil stain removal, and minor patching protects your investment from premature replacement and prevents expensive and extensive repairs. Without maintenance treatment, asphalt driveways and parking lots will eventually require full replacement resulting in a budget nightmare.

Answer: Asphalt sealcoating is actually very inexpensive compared to full asphalt repair and/or replacement costs. Repaving your driveway could run you many thousands of dollars. The square feet of your asphalt driveway or parking lot determines the base price for your asphalt project, whether you choose an asphalt sealcoating treatment or fully repave your asphalt surface. Sealcoating is inexpensive and preserves your asphalt surface.

Do you have liability and workers’ compensation insurance?

Answer: Bradley Asphalt Sealing & Services is insured and carries liability insurance. Credentials are available upon request. As a homeowner, you can be held personally liable if an injury or accident were to occur on your property and the contractor is not properly insured. For both of our protection, we use ‘day laborers’ and do not offer worker’s compensation. 

Answer: We guarantee our asphalt sealcoating treatment is guaranteed to last a minimum of 1 year. Most treatments last at least two (2) years. Some, low traffic properties may last up to 3 years before another retreatment. Traffic (wear and tear), weather conditions, vehicle weight, and usage, and other activity impacts how long the protection will last.

How soon can I use (walk, drive, park) on my driveway after sealcoating?

Answer: You must stay off your driveway, including no parking, for 24 hours. This allows the treatment to cure and bond fully to your asphalt. Experience has taught us in some locations, it could take up to 3 days for all residue to settle. Therefore it is recommended to avoid unnecessary traction on the newly treated asphalt for at least two (2) days or 48 hours. It isn’t required, but some customers add a floor mat at the garage entry to protect their flooring from treatment transferring from their shoes following the first few days of curing.

What is the recommended frequency

for sealcoating treatment?

Answer: Under normal weather and traffic conditions, seal-coating is recommended every two years for optimum performance and to minimize the potential for a costly full repair and asphalt replacement. If your previous sealcoat treated asphalt requires basic repair, crack filling, or minor repairs may be all that is required rather than full asphalt sealcoating. However - if this is your first sealcoating, we recommend a follow-up treatment 1 year later. After your 2nd treatment, we recommend asphalt service every few years (2 or 3) between service to ensure the longevity of the sealcoating and maintenance protection.
